How do Lake Associates earn their fee?

We charge 2%+vat of the acquisition price of the development site or property. Our team source real development opportunities from within the UK property market. We always offer properties in prime locations with or without planning consent, conditional or unconditional.

Are there any arrangment fees or hidden costs?

Absolutely not, Lake Associates provides the service free to prospective developers. Our finder´s fee is only payable on property transactions that reach exchange of contracts payable 50% on exchange and the balance at legal completion. In the event of the property is being simultaneously sold on to another party, our fees would be payable in the same way as above, unless otherwise agreed. Standard Terms Of Engagement

In accordance with our standard Terms of Business the acquiring party will be responsible for Lake Associates consultants fees which are based on 2% of the freehold, contract, or leasehold price paid for any site, parcel of land, building, project or any other property introduced by Lake Associates in the course of business plus VAT at the prevailing rate appropriate to the transaction fees are payable on exchange of contracts or the signing of options or where an interest has been acquired or transferred ,either financial or by any legally binding agreement between parties. Fees for the acquisition of Options by Lake Associates on behalf of a third party will be agreed in writing prior to negotiations being undertaken and paid on the signing of the Option Agreement. By registering with Lake Associates our Terms of Engagement are deemed to have been read and accepted unless correspondence between both parties in writing states an alternative agreement or arrangement has been made.
